Your dream is to move into a beautifully restored Georgian or Victorian home, close to work and a great social scene, with space for the kids and a garden to sit in. Moreover, wouldn’t it be lovely to have a huge open plan kitchen and comfortable reception rooms to entertain in? Original features too are charming. Especially so when they look and function better than the era in which they were designed.
So much of this is true for the gorgeous home in leafy Ballsbridge. We restored the original sash and casement windows in our workshop in Trim. These bespoke windows maintain the perfect proportions and delicate mouldings inherited from their designers. In addition, they work like modern windows with double glazing and draught sealing to keep the warmth in and the cold out. Furthermore, the windows open efficiently for ventilation. They adhere to building restrictions as they have toughened glass below 800mm and restrictors where necessary to avoid the windows being opened too much.
All these elements ensure the most beautiful, most functional and most environmentally friendly windows possible.
Sash and casement windows
Many Georgian architects designed exclusively with either sash windows or casement windows throughout. However, this property incorporates the perfect mix. The windows at the front and back are largely traditional casement windows. Yet some bedrooms and bathrooms have 6 over 6 Georgian sliding sash windows with cords and weights.
This elegant mix is aligned by using a uniform paint colour and ironmongery throughout. The owners have also seamlessly incorporated modern floor to ceiling sliding window-doors in the kitchen.

High living standards
Not only do all the perfectly restored windows look and feel amazing, but they also provide the ultimate in thermal efficiency. The property feels warm inside, using as small an environmental impact as possible. This is achieved through the Timeless double draught seal and krypton filled slimline double glazing units putty sealed into the 100% timber frames.
